- Marketing Strategy and Selling Price
At any point in time, there are several other homes for sale competing with your home.
You must know what's going on in your local housing market in order to price your home competitively
and to attract qualified buyers. I'll help you determine the market value of your home based on recent selling prices for comparable homes
in your neighborhood. Using a Comparative Market Analysis,
we'll try to determine a marketing strategy and a selling price that will enable us to generate a multiple-offer
situation.
- Inspections
It’s often a good idea to have one or more inspections done prior to placing your home on the market.
The results will give you a better understanding of conditions which may be discovered
by the buyer's inspector, and an opportunity to make repairs.
Having these inspections done in advance limits the chances that the buyer will make an inspection a
contingency of the offer, allowing them either back out or renegotiate.
I'll help you determine which inspections are needed and help order and coordinate them.
Some of the inspections that we will consider include:
- Pest Report
- Home Inspection
- Roof Inspection
- Radiant Heat Inspection (for Eichlers)
- Disclosures
Since a buyer can come back and sue
as long as two years after the sale for failure to disclose a condition the seller knew about,
filling out the disclosures as completely and honestly as possible
is wise. These disclosures may include:
- Transfer Disclosure Statement
- Supplemental Seller Checklist
- Market Conditions Advisory
- Water heater/Smoke Detector disclosure
- Residential Earthquake Hazard Report
- Lead Disclosure
- Mold Disclosure
- Homeowners Insurance Claims History
- National Hazard Disclosure Statement
- Geological/Environmental/Tax Data
- Preliminary Title Report
Having these disclosures filled out and signed by the buyer at the time of the offer
avoids the buyers being able to use them to back out of the offer
after acceptance.
I'll help you fill out the myriad of necessary disclosures.
- Preparing your home for sale
I'll help you stage your home and make it look its best. Generating curb appeal and making it look irresistible
helps ensure you get
the highest possible price for your home.
I'll help organize and coordinate painters, cleaners and other team-members who can make your house look
its best.
- Once it is listed:
- I'll use all my resources to help find a buyer and get the maximum exposure possible.
- I'll advertise and hold open houses on weekends.
- I'll advertise in local newspapers.
- I'll post the property on the internet at such places like MLS Listings, MLS Alliance,
Realtor.com, craigslist and others.
- I'll post the property on the MLS where other agents can view it and offer part of my commission to
other agents who help find a buyer for the property.
- I'll arrange for photos and/or a virtual tour of your property so potential buyers can view it before
coming to see the property.
- I will present your home to other agents on a 'Broker's Tour' and offer part of my fees to other
agents who help us find a buyer for your home. This maximizes the number of buyers seeing your homes since many
agents are already working with prequalified buyers.
- I will put up a 'For Sale' sign on your property with my phone number so potential
buyers won't bother you asking to see it.
- I'll prepare flyers on the property emphasizing the selling points of your home.
- I will prequalify any buyers that are interested in your property and help them obtain financing.
- I'll try to generate a multiple-offer situation so you have all your offers on the table and can choose the
most beneficial one(s).
- When the offers come in
- I'll will discuss the good points and the bad points in the offers and negotiate to get you the best
possible price for your home.
- I'll help prepare any counter-offers and negotiate details.
- Closing
Once the offer is accepted, I will help you with escrow and settlement and follow
through until the house has been 'closed'.
